Terms of Service

These Terms of Service ("Terms") govern your use of offplans.ai (the "Platform"), operated by Ramzin Real Estate Broker LLC (RERA ORN 30428). By accessing or using the Platform you agree to these Terms. If you do not agree, please discontinue use.

1. What offplans.ai is

offplans.ai is an AI-assisted off-plan property discovery and buyer-intent platform for the Dubai / UAE real estate market. The Platform helps qualified buyers explore curated off-plan opportunities and route serious interest to our Developer Relations Team.

2. AI recommendations are informational

AI-generated matches, summaries, comparisons, and insights are provided for informational purposes only and do not constitute financial, legal, tax, immigration, or investment advice. You must independently verify and seek qualified professional advice before making any commitment.

3. Verification before booking

Property availability, prices, payment plans, handover dates, floor plans, view orientation, service charges, and developer details are subject to change and must be verified directly with the developer (or via our Developer Relations Team) before any booking, deposit, or Sales and Purchase Agreement.

4. No guaranteed outcomes

We do not guarantee:

  • any specific return on investment, capital appreciation, or rental yield;
  • Golden Visa, residency, or other immigration outcomes;
  • developer acceptance of any booking or buyer profile;
  • unit allocation, floor, or view availability at the time of booking.

5. Accurate buyer information

You agree to provide accurate, current, and complete information when using the buyer profile, phone verification, and document upload flows. Providing false, misleading, or impersonated information may result in suspension or rejection of bookings.

6. Acceptable use

The following activities are prohibited:

  • scraping, crawling, or systematic extraction of inventory or AI outputs;
  • professional brokers, agents, or developer representatives using the buyer-side experience to source private inventory on behalf of clients (please use the broker access funnel instead);
  • creating fake or duplicate buyer profiles, or bulk inventory requests;
  • attempting to bypass verification, gating, rate limits, or anti-abuse signals;
  • reverse engineering, probing, or interfering with the Platform's security or AI infrastructure.

7. Verification and exact-unit access

Exact unit details, floor plans, payment schedules, and the booking pathway may require completion of buyer profile, phone verification, and document upload. Access to the Developer Relations Team handoff is subject to verification status, inventory availability, and our internal review.

8. Limiting, suspending, or blocking sessions

We may limit, suspend, or block any session, profile, IP address, or account that we reasonably believe is engaged in misuse, fraud, broker misuse in buyer mode, abuse of AI quotas, or behavior inconsistent with these Terms.

9. Intellectual property

All Platform content, including AI prompts, design system, and curated developer intelligence, is the property of Ramzin Real Estate Broker LLC or its licensors. You may not copy, redistribute, or commercially reuse Platform content without written consent.

10. Third-party developers and listings

Project information is sourced from developers and public registries. We are not the seller or developer of the underlying real estate. Final transactions are executed directly with the developer through a licensed UAE brokerage process.

11. Liability

To the maximum extent permitted by applicable law, Ramzin Real Estate Broker LLC disclaims all warranties and shall not be liable for indirect, incidental, or consequential damages arising from your use of, or inability to use, the Platform.

12. Governing law

These Terms are governed by the laws of United Arab Emirates / Emirate of Dubai. The competent courts of Dubai shall have non-exclusive jurisdiction over any dispute. (Placeholder — subject to review by qualified legal counsel.)
